Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Fortunately, with the help of an experienced agent and this detailed guide, you can smoothly complete the process. Following these steps will help you prepare so you can get organized and sell your home for the best price possible.
What do you want to accomplish with the sale of your home? Do you want to make a certain amount of money that you can put toward upgrading your home? Do you need to sell it as soon as possible to facilitate a move to a new city or area? Be sure to convey these needs to your Realtor.
Finding a Realtor that is honest, trustworthy, with experience in your local market is essential. The type of service you should expect is to have your home priced competitively, marketed to potential buyers and someone who will work with you to design a plan specifically to sell your home.
Once you have selected a Realtor, you will discuss your goals, timeline and priorities. The Realtor will assess your home, explain the selling process, costs and expected outcomes. A listing agreement will be signed with the Realtor.
A Realtor will use their expertise and provide you with comparables that sold in your market most recently and a current market analysis. Upon this consultation, you will decide on a listing price. Knowing how to price your home is one of the most important parts of the selling process. When you set a fair price in the beginning, you’ll get the most interest from other real estate agents and prospective buyers. This is the single most important step that will determine whether your home will sell and how quickly it will sell.
Get your home ready for picture day and the listing date, including decluttering, depersonalizing the space so that buyers can envision themselves in the space, making any small repairs and doing a deep clean to make sure your home is in pristine condition. Your Realtor will guide you and may recommend staging. In most cases, taking these steps will increase the selling price and help your home sell quicker.
Based on whether you and your realtor decide to stage your property. It is highly recommended, as it gets more people viewing your home online, which leads to increased appointments and will most certainly increase the selling price.
After the steps of “Preparing your home to sell” and “Staging” are completed, the home is in its most beautiful show condition and pictures and videos are taken to be posted on the MLS system (Realtor.ca). This will put on display the finished product of your home for buyers to view online and lead to appointments to see your home.
Your home is marketed by your Realtor through the MLS system, their brokerage and other social media venues. For sale sign is posted on your lawn. During the first few weeks, a concentrated effort is made to get the most traffic to your home. Buyers make appointments to view your home. As well, Open Houses may be scheduled to further attract potential buyers.
Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. Your Realtor will evaluate each offer and ensure the party making the offer is pre-approved by a mortgage lender or is a cash buyer. Realtor will present the offer to the seller, questions and concerns will be addressed and the seller will decide whether the offer is acceptable or make a counter-offer.
After 2-3 weeks, assess why home has not sold. Make adjustments based on market conditions, feedback from buyers who visited the home, including re-visiting your goals from the start and revise the selling strategy to get the home sold.
The deposit is submitted by the buyer and the home is officially sold.
Deposit is submitted by the buyer. Time is given to the buyer to meet the condition(s). Typically, this will be one week. Once the conditions are met, the buyer will acknowledge in writing and the home is officially sold.
Hire a lawyer who will process all the paperwork prior to the closing date, including reviewing the Agreement of Purchase and Sell, determine closing costs, transfer title, discharge mortgage and/or liens and transfer net proceeds to the seller on closing day.
